Everyday electrical work in Beaumaris, 3193

In Beaumaris we handle the ordinary jobs too: a circuit that keeps tripping, a dead power point, more outlets in a kitchen or a home office, LED downlights, garden and deck lighting, ceiling fans, a new oven or induction cooktop to connect, smoke alarms, rewiring and safety switch upgrades. Our residential electrical page has the full list.

When something has stopped working, the $165 service call buys the first 30 minutes of one electrician at the house; if the fix needs longer, you hear the price before we carry on. For alarms, CCTV and intercoms we do the electrical side; more on our security page.

Beaumaris is a suburb of post-war houses

The 2021 Census counted 13,947 people in Beaumaris and 5,007 occupied private dwellings: 3,953 separate houses (78.9%, against 73.4% across Victoria), and 2,417 homes owned outright (48.3%, against 32.2% across the state).

A 2019 draft heritage study prepared for Bayside City Council says that "the vast majority of the housing stock in Beaumaris was not built until the post-war period". Some of those houses are now protected: Amendment C192bays came into operation on 9 October 2025 and added the Bellaire Court Estate, seven houses built by Martin Sachs between 1962 and 1968, to the Heritage Overlay.

Our electricians in Beaumaris, and the registrations behind them

Electrical, solar, batteries, EV chargers, air conditioning and heat pump hot water all come from the same business, so one project means one team and one quote. The registrations we hold:

  • Registered Electrical Contractor REC 35448, registered with Energy Safe Victoria and searchable on the ESV public register
  • VEU Accredited Provider A003039: the discount comes off the invoice; you sign the assignment form and we lodge everything
  • NETCC Approved Seller for solar and batteries
  • Clean Energy Council member, a company membership, not an installer accreditation
  • ARC Refrigerant Trading Authorisation AU50700
  • Team members registered with the Building and Plumbing Commission (formerly the VBA) for air conditioning work
  • SiGENERGY Certified Installer, Tesla Powerwall Certified Installer and Sonnen Certified Partner

"Fedya was a great find. He was able to service one of my air-conditioners quickly and efficiently while we are now replacing an old non-runner at a very good price. I will use him again every time."

Mark, Beaumaris (Oneflare, December 2023)

Switchboard upgrades in Beaumaris: the board comes first

Solar, a battery, an EV charger, heat pump hot water and ducted air conditioning all end up on one board. In a house built between 1945 and 1975, that board was sized for a very different household, and it is the first thing we look at.

Those houses also predate the safety switch rules: RCDs became compulsory on power circuits in new wiring in the early 1990s and on lighting from 2001, so a Beaumaris house that has never been upgraded may have none (when safety switches became compulsory).

So we look rather than assume: rewireable fuses or circuit breakers, a safety switch or none, single-phase or three-phase supply, and room for what is on your list. Most home switchboard upgrades come in between $1,250 and $2,500 including GST.

Solar panel installation in Beaumaris, including heritage-listed roofs

Solar is well established here. The Clean Energy Regulator has recorded 2,222 small-scale solar systems in postcode 3193, which also takes in Black Rock, since 2001, on its data as at 31 August 2026.

If your house is in the Heritage Overlay, a permit is needed for a solar energy system visible from a street (other than a lane) or a public park where the overlay schedule says solar controls apply, and Bayside's schedule switches them on for every place C192bays added. Bayside's Vegetation Protection Overlay for the Beaumaris and Black Rock native vegetation areas also requires a permit to remove or lop native vegetation, so shade from a protected tree is something to design around.

The home systems we install run from 5 kW to 30 kW; more on our solar installation page.

Home battery installation in Beaumaris

Batteries are arriving in this postcode too. The Clean Energy Regulator has recorded 381 home batteries in postcode 3193, which also takes in Black Rock, from July 2025 to August 2026.

The federal discount is what exists for batteries: "around a 30% discount on the upfront cost", in the Clean Energy Regulator's words, stepping down every 1 January and 1 July. There is no Victorian battery rebate. We install SiGENERGY SigenStor as our primary battery, alongside Tesla Powerwall and Sonnen. More on the battery range and how the federal battery discount is calculated.

EV charger installation for Beaumaris driveways

At the 2021 Census, 3,406 Beaumaris homes had two or more motor vehicles, 46.8% with two and 21.2% with three or more.

Where there is off-street parking, EV charger installation is usually straightforward, and we wire the charger to solar where there is solar. On a timer, a charger can use the free 11am to 2pm window (up to 24 kWh a day) if you sign up to the Victorian Midday Power Saver, though other rates on that offer can be higher. On a house in the Heritage Overlay, a charging station visible from a street (other than a lane) or a public park needs a planning permit.

Air conditioning installation in Beaumaris houses

Larger separate houses are where ducted systems and multi-splits make sense, and those are exactly the two types the latest VEU change touched: since 30 September 2026, every ducted system, and any multi-split of 10 kW or more, carries a $3,000 minimum co-payment.

We install Mitsubishi Electric, Mitsubishi Heavy Industries, Rinnai, Carrier, Daikin, Fujitsu, Haier and Midea. A split system installed on a standard back-to-back job starts at $1,618 (Haier 2.5 kW, including GST), with no rebate involved; multi-split and ducted systems are quoted on the house. On a house in the Heritage Overlay, an outdoor unit visible from a street (other than a lane) or a public park needs a planning permit. More on our air conditioning page and the Victorian Energy Upgrades program page.

Replacing gas hot water in Beaumaris after 1 March 2027

From 1 March 2027, a reticulated gas water heater in an existing Class 1 or Class 2 home cannot be installed or replaced, under plumbing regulations 45D and 45E. A few exemptions apply (our Victorian gas rules page lists them), LPG appliances "are not impacted by the Building Electrification Regulations", and nobody is being disconnected.

Heat pump hot water is already arriving here: the Clean Energy Regulator recorded 107 air-source heat pump water heaters in postcode 3193 in 2023, 119 in 2024 and 113 in 2025. If you are replacing gas hot water, the Victorian Energy Upgrades discount is up to $560, and eligible owner-occupiers can add Solar Victoria's hot water rebate. We install iStore, Sanden Eco Plus and Haier; our heat pump hot water page covers sizing.

Rental electrical safety checks in Beaumaris

Renting is less common here: 637 Beaumaris homes were rented at the 2021 Census, 12.7%, against 28.5% for Victoria. Since 13 October 2026 the two-yearly gas and electrical safety check applies to every Victorian rental agreement, whatever its start date (Consumer Affairs Victoria), and the electrical half is work for a licensed or registered electrician. RCDs have been required on rental power and lighting circuits since 29 March 2023.

Commercial electricians for shops on the Beaumaris Concourse

Bayside's 2017 streetscape master plan describes the Beaumaris Concourse as "an attractive neighbourhood activity centre off Reserve Road", with "a square arrangement of retailers and services fronting North, South and East Concourses".

For shops and practices around the Concourse we do fit-outs, three-phase supply and commercial switchboards, commercial LED lighting upgrades, exit and emergency lighting installation and testing, test and tag, commercial VEU upgrades and commercial EV charging. The commercial electrical page covers it in more depth.

The suburbs that border Beaumaris

Only three suburbs share a boundary with Beaumaris: Black Rock, Cheltenham and Mentone. The rest of its edge is Port Phillip Bay, including Ricketts Point.

Further out, we also work in Sandringham, Hampton, Brighton and Brighton East to the north, Highett, Moorabbin, Bentleigh and Bentleigh East inland, and Parkdale and Mordialloc down the bay. The full list is on our service areas page.

Five steps between your call and a finished job

  1. First contact. Phone or the form; we will call you back within 2 business hours.
  2. A look at the house. Small jobs can often be priced from photos; larger ones get a $50 site assessment.
  3. A written quote with the scope and exclusions.
  4. The work, by our own electricians, usually Fedya or Rhys.
  5. The certificate: a Certificate of Electrical Safety where the work requires one.

Usually, yes. A permit is only needed if the system can be seen from a street (other than a lane) or a public park and the overlay schedule applies solar controls to your house. We check the schedule and plan the layout before we quote.

It depends on single- or three-phase supply and on the board; we check both at the $50 site assessment.

Nothing for a phone price on a small job. $50 including GST for a site assessment when you want a quote. $165 including GST for a service call, which covers one electrician for the first 30 minutes.
